High-profile lease negotiations, development of and implementation for build-to-suit and speculative office building strategies, direction of project marketing plans, and market analysis. Licensed real estate broker in Virginia, Pennsylvania, and the District of Columbia.

Litton/PRC(Northrop Grumman)
Tysons Corner, Virginia – $270 million project
Managed a transaction for the15-year lease of a consolidated, 574,000-square-foot, build-to-suit headquarters facility on a 15-acre site in Tysons Corner, Virginia, which included an expansion option for a third integrated 300,000-square-foot building to accommodate projected future requirements.
Successfully negotiated one of the largest non-government single-lease transactions ever completed in North Virginia, delivered within the required timeframe and budget. The Tenant realized a leasehold savings of $90 million over the lease term.
Met the challenge of engaging the client’s issues very late in a three-year process, and formulated a strategic program that addressed all of Litton/PRC’s objectives in a rapid, cost-effective manner.
Developed and implemented the build-to-suit strategy, leveraging existing corporate contacts within Litton/PRC and negotiating the business terms of the transaction.

The Russell Building
Tysons Corner, Virginia – $54 million project
Negotiated the sale of a 30-year-old, build-to-suit, 234,000-square-foot, vacant office building consisting of six stories above-grade, and a cellar and partial basement with a structured parking garage. This building was considered difficult to multi-tenant due to the floor sizes and lack of a central core.
Implemented a marketing plan to commercial users, the U.S. Government, and the brokerage community.
Identified a unique requirement in the marketplace for a sale that required functions that were ideally suited for below-grade space, dual-building access, and a significant increase in parking.
Eliminated the financial risk and interest carry, capital improvement commitment, nine-month construction schedule, and lease-up risk posed by the transaction.
Achieved a higher net present value than the lease value analysis.

Cargo Handling Building 5
Dulles International Airport – $45 million project
Handled a 24-four-year ground lease on airport property and the development of a 281,000-square-foot, single-level facility with a mezzanine and 300,000 square feet of air side ramp.
Analyzed and identified the existing and projected demand for the project; subsequently, the size and depths/dimensions of the facility were based on the initial analysis.
Advocated to provide offices free-of-charge to Customs Inspectors to encourage and facilitate international carriers within the facility.
Established a three-tier preleasing strategy: tier one included Federal Express (FedEx) and United Airlines (UAL); tier two included smaller international flag carriers; and tier three included the U.S. Postal Service and freight forwarders.

Summit at Dulles
Loudoun County, Virginia – $22 million project
Prior to construction completion, transacted the first 145,000 square foot facility with a potential overall build-out of 645,000 square feet in 11 tilt-up concrete warehouse building on 66 acres.
Surmounted the challenge posed by this project, which was that the transportation tax did not provide a direct benefit to the project and also added additional cost to the rent.
Due to the bay sizes, it restricted the tenants that represented a large part of the marketplace.
